Sloped roofs are so good at repelling water down the sides that they don’t need special sealants. The need for a sealant is the main downside for a flat roof. Luckily leaks are easy to spot on a flat roof, so they can be repaired quickly.
Flat roofs can’t be seen too well from the ground. They don’t need to look as nice as a sloped roof. This also plays a part in the cost difference. Residential roofs cost more per square foot because the aesthetically pleasing materials cost more.
